Green DC replicates a modular model backed by existing energy assets

The model answers the four structural constraints on deployment in France and Europe: grid interconnection bottlenecks, scarcity of land, rising rack densities, and social acceptability.

The thesis

Why now

01

The limiting factor is energy, not capital

Connection lead times and power availability determine project feasibility far more than financing does.

02

The missing capacity will have to be built, not retrofitted

AI clusters require at least 40 kW per rack and water cooling. A large share of the existing base was never designed for these requirements.

03

Deployment is regionalising

The Greater Paris share could fall from 75-80% in 2024 to 40-50% by 2030. Regional siting is not a retreat, it is where the market is heading.

04

The timing is deliberate

The current transition phase should penalise oversized, speculative hyperscale projects and favour modular, controlled and replicable models. Green DC is structured to mature during this cycle and scale when demand moves from experimentation to mass adoption.

Market data: France Datacenter 2025 study (EY).

The model

A territorial infrastructure project, not a start-up

What replicates

Standardised design, modular deployment, shared engineering, staged investment. The intellectual property and the replication framework are held centrally.

What does not replicate

Each site remains tied to a specific industrial asset and to local constraints: energy, land, permitting. We do not present it otherwise.

The model complements hyperscaler infrastructure with modular, territorial deployments that strengthen resilience and proximity. It does not replace it.

De-risking

What is committed

A named pilot, under development

GDC 01, in south-eastern France, in an RDF cogeneration configuration, for modular capacity above 3 MW IT.

A pilot-first approach

Deployment is phased and aligned with the real maturity of permitting, with early engagement of local authorities.

A financial commitment from the founders

Already made, in equity and shareholder loans, to fund structuring and studies without premature dilution.

Only what is committed appears here. Amounts, terms and administrative milestones are not published: they are shared with qualified counterparts.

The structure

A holding company and project companies

Green DC is a French SAS whose reference shareholder is Esiense, an independent consulting firm.

Green DC SAS, the holding company, owns the reference architecture, the methodology and the replication framework. Project companies deploy the assets site by site, which allows the assets to be financed without diluting the value of the model itself.

Replication is controlled through the governance of the project companies. Only the first is currently being set up.

The financing strategy

Two stages, two kinds of partner

Current stage

Structuration et réduction du risque

Founder equity to fund the model, the studies and the definition of the project. Non-dilutive public funding alongside it: grants, repayable advances and targeted loans.

Aim: lower the risk profile of the pilot and reach the next stage without premature dilution or leverage.

Next stage

Deployment and scaling

Infrastructure funds to finance the project companies, the works and the hardware. Project finance debt at project-company level, secured against energy contracts and long-term leases.

Additional non-dilutive instruments are possible, subject to eligibility and project configuration.

No amounts, valuation or financial projections are published on this site. The full pack is shared with qualified counterparts under a confidentiality agreement.

The team and governance

Deliberately small during structuring

The team will be strengthened at the next stage. It currently brings together five distinct disciplines, of which the leadership is public.

Nicolas Ludmann

Nicolas Ludmann

Leadership

Strategy and vision, investor and partner relations, coordination with energy assets, and alignment with local authorities.

Jean-Philippe Coste

Jean-Philippe Coste

Leadership

Project leadership, management of studies, and development of the pilot site.

Four further disciplines

Finance

Financial structuring, coordination of public funding, preparation of the next stage.

Legal and governance

Corporate structuring, intellectual property protection, contracts and letters of intent, preparation of the project companies, regulatory interfaces.

Cybersecurity and compliance

Security-by-design approach, cyber risk and compliance: ISO 27001 and 27017, Uptime Institute frameworks, NIS2, client requirements.

Architecture

Data centre architecture, AI-grade high density, cooling strategy, grid-light design.

What we are looking for

At this stage

Structuring partners

To support the study phase of the GDC 01 pilot.

Public funding partners

To accelerate the studies and the optimisation of the model.

Strategic partners

Infrastructure funds, for replication at the next stage.
